Spotswood basements between Devoe Lake and the brooks
Water is the first thing Middlesex Waterproofing thinks about in Spotswood, because the borough is wrapped around a lake and two brooks.
It is also a town of owners. The 2024 census estimates count 3,344 homes, and 86.2% of the occupied ones are lived in by the people who own them. Owners finish basements, and a finished room is only worth it if the floor stays dry.
Local record
- Homes
- 3,344, with 68.0% built before 1980 (ACS 2024)1
- Owner-occupied
- 86.2% of occupied homes (ACS 2024)1
- Biggest soil unit
- Galloway loamy sand around the center, very limited for basements (NRCS)2
- Low ground
- Manahawkin muck, frequently flooded, 12.9% of the sample (NRCS)2
- Devoe Lake

Two brooks become the South River here
Manalapan Brook runs into Devoe Lake, which is held back by a dam inside the borough. Past the lake, the brook meets Matchaponix Brook at the Old Bridge line, and from that point on the combined water is called the South River.
So the low side of Spotswood drains toward a lot of moving water. After a long wet stretch, the ground there has nowhere quick to send what falls on it, and the water table rises toward the slab.
A silted lake and the flood plain
In June 2019 the borough council approved a state DEP grant contract to restore Devoe Lake. Mayor Edward Seely told the council that silt and sediment had built up over the years, and that it "limits the amount of water that can be retained, which ultimately affects the flood plain both up and downstream." When the dredging went out to bid, one company answered, and in September 2020 the council voted to reject that bid.
A dredged lake would be good news. It would not change the soil under a house two streets away.
Muck and wet sand on the low side
The NRCS soil survey for the area around the borough center splits sharply. About 30% is Galloway loamy sand, rated very limited for basements, where ground water can come within about 38 centimeters of the surface during the year. Manahawkin muck and Atsion sand fill the lowest ground, and the muck is mapped as frequently flooded. Then there is Evesboro sand, almost 17% of the sample, which drains well and is not limited at all.
Two houses a few blocks apart can have opposite basements. On the wet units, the fix is to collect water under the slab edge before it reaches the floor, which is what interior drain tile does, with a sump pit to empty it.
Owners finishing their basements
A basement bedroom needs a code-sized way out. Cutting a larger opening in the foundation and setting a well with a ladder is the work on our egress window page, and in Spotswood it goes through the Division of Inspections on Summerhill Road. We pull the permits the job needs.
Our advice is the same every time: dry the room before you frame it. Drywall over a damp wall turns into a smell within a season.
